      Many of our sales are conducted with tenants in situ and we take special care in minimising disruption to your tenant’s life and ensuring your tenants are kept well informed during the whole process, thereby ensuring minimal loss of rent and vacancy during the process.

      We will address all of the necessary factors to ensure a smooth process in its entirety, as we arrange inspections, building and pest inspections, bank valuations, pre-settlement inspections and anything to do with the sale. Anything and everything to do with the sale will be attended to and you will be kept informed and on top of it, during the whole process.

                  Inspect

                  Physically inspect the property and don’t be afraid to ask lots of questions about the property, the neighborhood, the complex, the street and anything else you consider important. If it’s one of our properties for sale, we are more than happy to help and will do our best to give you the correct information. If we don’t know it, we will find out.

                  Depending on whether a NSRE property is tenanted or not, we make ourselves available to show you the property at most reasonable times. We’re open to after hours and weekend inspections, as well as the set inspection times.

                  Our offices are open Monday to Saturday and our phones are always on.

                  Most properties North Sydney Real Estate sell will have a strata report attached with it, if it’s a Strata Title Unit and will likely have a building and pest report if required.

                  We also recommend you seek professional advice either from a solicitor or a conveyancer, prior to your purchase and make any necessary amendments.

                  Make an offer

                  Once you have identified a suitable property, make an offer in writing preferably, stating any special conditions of the offer and your offer should be put forward to the seller both verbally and in writing.

                  If the property is up for Auction, advise the Auctioneer and the agent of your intention to bid on Auction day and you will also be required to register for the Auction, on Auction day.

                  It’s always a good idea to be aware of comparable properties that have recently sold, as well as setting your firm budget prior to the Auction, so you don’t get caught up in the moment and pay above your means. We are also happy to assist you with your purchase and can be there for you on Auction Day, if required.

                  Always remember that the property is not sold until the contracts are exchanged, so it’s always prudent to pursue the exchange of contracts through your solicitor or conveyancer in a timely manner.

                    Exchange

                    Exchange of contracts occurs when the contracts have been signed by both parties and the deposit (usually 10% of the purchase price) paid.

                    If you are the successful bidder at Auction, you will be asked to sign the contract and pay the deposit after the Auction.

                    The completion date is prescribed on the contract of sale and usually 42 days from exchange in New South Wales.

                    Whether buying through an Auction or private sale and whether it’s one of our sales or through another agent, we can advise you throughout the process on what steps you need to take, to ensure a smooth transaction for you and all involved.

                      Settlement

                      Prior to settlement, it’s always prudent to carry out a pre settlement inspection of the property. One of our team will happily assist you with this if need be, whether it’s one of our properties or through someone else.

                      We specialise in carrying out these inspections for our clients who have purchased investment properties off the plan.

                      We ensure all defects, if any are rectified by the builder and we also endeavor to have the property leased as quickly as possible after the settlement, minimising any vacancy and downtime.
